Don't ever do a 30 year mortgage, especially if you're financing some large percentage... unless you're in it for more than 10 years, it's virtually paying rent to the bank.

I switched to a 20 year a few years back and with that, and paying a little bit "extra" per month, it's nice to see the principle drop over a grand every couple months.

I was in my first house almost 15 years and took off less than 25% of the principle. Lesson learned -- banks will gently caress those that don't know what they are doing.

You can still get a 30 year mortgage and just pay extra, it's not significantly different and in the unfortunate event of unemployment you can drop the extra payments.

Hell if you get a 30 year mortgage and take one of the offers to do bi-weekly payments it shaves like 6 or 7 years off the loan.

pretty much this. we managed 20% down on our new place, but really have to keep it at a 30 year term until my wife starts working again (babies, etc). At that point, all disposable income will go into savings and paying our remaining debts down as quickly as possible. I'm just glad we found a place that we love enough that we can afford on just my income and are willing to stick it out for awhile and hopefully we'll come out on top on the back end.

I could stand to make a ton more if I wanted to be a non-absentee rental manager, handle all things to ensure the HOA doesn't get pissed, ensure that they keep up to date with their renters' insurance, and that anything that can possibly be dangerous (dirt, rocks, weeds) don't exist when they are at the home..Yeah. Mortgage chat, I really need to up my payments a bit. I'm paying just over the minimum and have been since I bought it. It's a 30 years when I really should have and could have done a 15 but I'm young and stupid. Is there an idiot's guide to mortgage payments somewhere that will simply tell me what to pay? The M3 will be paid off by the end of the year so I might just toss what was going to that onto the mortgage payments.

I'm still pissed off about what I paid recent-ish-ly for 2x Borderlands 2 base game. I want the expansions for them without re-purchasing the game. Not that I've played it for very long on PC. Anyone that stalked my Steam account probably saw the hours I have played of games. Most of those hours consist of me forgetting I left a game open on the PC, or not knowing that a game exited uncleanly and is still active according to steam. So I'm an accidental idler.

Fo3 hang in there. I don't actually know what to say in the form of encouragement. But I can say if it's financial that's the camel back breaking straw you can work through it. If you are in real dire straits it's worthwhile talking to someone at Salvos or Vinnies. There are other organizations too but I've only been affected by them inadvertently through other parties.

If I'm right and you are Australian you'd be surprised at the types of aid of different types available to you. It's just it's all been carefully hidden by the government and it takes the arcane knowledge of people in charities / specific case workers to find it.
I've had my back to the wall so goddamn many times right now and made it through so many times it's scary. Most of the time all it takes is being determined and asking around. Nobody wants to help a quitter or a professional victim.

Seriously if cash is really tight go talk to someone about it and at very least they may be able to help you out with a food hamper to relieve some costs. Get a one year renewal on your license if you need to save every last $, and renew registration for six months. Sell anything you don't use on eBay. Find out if you can hit up any organizations for a fuel voucher if you are thoroughly boned. These organizations, charities and government funded services exist to help people through that have nowhere left to turn.
I do however suggest that when things improve try to donate stuff, money or time to an organization to conserve karma / help you sleep better at night.

Looks like if I took what I am currently putting towards the M3 and put it to the mortgage it would cut it down by 15 years...drat. poo poo even half of that cuts it by 10 years. That's good to know. Now I guess I need to do some reading and see if I would be better paying it off in half the time or investing that elsewhere cars.

I'm going through Shadows of Mordor right now on PC. It's mind numbingly fun, the only thing I don't like is loving hordes of orcs and you're kicking a ton of rear end, then one gets a cheap shot in out of the 4 that you need to dodge and it gets promoted and you have to wait for his dialogue and is now the best orc ever because he landed a hit in the middle of the 100 or so other orcs. Also, I hate being in a battle and like 3-4 other orc captains show up and you have to wait for their dialogue to finish, meanwhile you're in the middle of a massive combo and it screws you up so you have to start over again.
My wife just got Advanced Warfare this past weekend for PC. I've played multiplayer on it a few times, but I was through with the CoD series a couple years ago and I can't really see picking up AW to go through the slog again. OMG PRESTIGE!!! I GET NOTHING BUT A NEW ICON, YAAAAAY!

Yeah those can be kinda annoying. I started out really sucking at the game but I think my biggest problem is that I tend to dig in instead of staying mobile.
