i'm willing to pay for damage my cat does, and i'm willing to put the deposit down, on the understanding it's actually a deposit and i get it back if they don't wreck poo poo.

i'm agreeing that nonrefundable deposits are bullshit, but I'm also adding the caveat that while I understand your cat or dog would never do it, I've had to learn the hard way just how expensive pet damage can be to fix, so I'd want what many people considered an unreasonable amount of money for a (refundable with interest because I am firm but fair) deposit.

true fact if you live in California it is illegal to charge anything other than a security deposit or rent, so if there's no damage and you don't get it back you can sue for massive penalties $$$
