Is it conceivable that if they are only leasing their new studio that all the upgrades/reno could be deducted from their lease? I don't know much about that sort of thing but it seems no different than a tenant replacing something in their apartment and getting it deducted from next month's rent

Moving can easily add several months to the timetable and that's if you're moving studios within the same city. It's insane to do such a big move without a very good reason.
