My home inspection is Saturday, I’ll take some more photos then. The garage looks like a grow house - the walls and ceilings are covered with foil faced insulation. I’m hoping it’s structurally sound underneath. The roof is rubber and has some sagging areas that collect ponding water. Good news is the wiring is new, it has it’s own electrical service from the street, the (electric!) garage doors are new and hot & cold PEX run along the back wall for 3 future sink hookups. I forgot which ones are double bays and which ones are singles but every demising wall has pass doors between them with hasps for padlocks. I’ll probably keep a double and rent the rest for storage until I can complete my water cooled VW collection, haha!

I also saw some old Verizon networking equipment in bay #1. Looked it up after the showing and they offer gigabit FIOS!

Good luck on the inspection! Once this poo poo blows over, I'll be over to help out.

Only six garages? Check your zoning to see if you can put in a Japanese-style puzzle parking arrangement. It looks like you've got some height available for that.

You know what, I just remembered the realtor opening it up. Bay #1 is manual and 2-5 are electric. The paperwork said that there are remotes though.

I want to end up with my '88 Cabriolet, '92 GTI and '18 GTI as permanent fixtures. I've got two MK3 Jetta VR6's that I might have there for the summer but they're getting sold and parted out by fall, most likely.

If I get some $ saved I really want to redo the roof with new membrane and build a deck on top. The previous owner built a small landing out the back door and I'd just continue that with some steps up to the garage roof deck. Maybe dress it up with a trellis and a classy looking privacy wall on 2 or 3 sides.

Home inspection went okay, found a couple issues that they’re willing to fix. There’s an abandoned oil tank buried in the side yard that they’re going to have removed and the upstairs heat doesn’t circulate.

The garage needs some of the overhead receptacles for the garage door openers finished. The wires are run, they just have blank covers right now. The meter has no glass cover, or lock - and most importantly it doesn’t spin :ssh:

PVC pipe runs underground to the basement of the house. Should be able to snake some cat5e through, and it’s only 15 feet max. The shutoff for the PEX is before the washer hookup in the basement so I’ll probably add two more shutoffs so I can winterize the garage and still do laundry.

Probably depends on the code / laws in your area, but our oil tank was just filled with foam.

Also how old is the PEX? I know some of the stuff from the 90s are ticking time bombs.

PEX isn't a time bomb, that's polybutylene. PEX is great, and code compliant.

I'm :lol: ing at the weed grow op poo poo. That's hilarious. Definitely get the utility out to check that meter before you buy, it may (will) need to be replaced, and I'd be worried that the potheads hosed up the drop.

You are likely thinking of polybutylene. The grey stuff.

I would be worried about there being mold everywhere you can't see. Grow houses are humid.

This workshop tour was pretty good though and low on the obnoxiousness scale as his videos go.

I liked it partly because I have a DIY (made by my mates dad not me) metal folder bolted to my workbench very like his, however i walk into the handle of mine all the loving time because it is made to stick out horizontally and I have just realised that I could just move the handle on mine 90 degrees down to be like his and the amount of swearing in my garage will drop by probably 20%

Working on fixing the lighting situation in my garage. Despite the previous owner being a car guy he was apparently OK with just 3 100 watt incandescent light bulbs in a 3 car garage. Today I swapped one of those bulbs for 6 4k lumen LED fixtures on the single car/workshop side of the garage (plus the drop light). Ignore the huge mess. I just bought the place and I'm still unpacking, organizing, and figuring out the layout. I need to remove/relocate those shelves as they're just in the way right now.


Next weekend I'll get the remaining 4 fixtures up on the other side of the garage and prep for the 3 more that will go in whenever I decide to brave Costco and get some more. Odd number of fixtures on that side due to the hanging rack.

I also need to redo that garage door opener mount. I just needed to get the thing up there so I could go to bed and then use get measurements to do it properly, but my temporary solution is at risk of becoming permanent.


Soon(ish) either a 60 or 80 gallon air compressor and then a lathe and a mill.

How do you like that ceiling mounted storage? I've thought about sticking a couple of those in the garage but low (8') ceilings has held me off for now.

I don't know about him, but I installed it in mine, and it's perfect for stuff you only need once in a while. Otherwise it's up and out of the way. I store my valuable but seldom used spare parts up there. Perfect example, I have all 4 window regulators from my crashed C70 that only have 65k miles on them. They cost a fortune new and junkyard units are all trash now. I don't need them now but if I ever do I'll be super glad to have them. I also have a spare trunk lid, fender, and convertible top up there. I do need to clear it out though, I have old speaker enclosures and other not-really-useful things hogging the space too. I bought a $60 tile saw when I remodeled my bathroom 14 years ago and it's just sitting up there taking up space, for the time spent holding it I could just replace it if I ever need one again. Same with the cheap brad nailer.

Even with the 8 foot ceiling, if you do a metal one and install it at like 6'4", or however high you need so you don't hit your head on it, you'll still have 18" or more of storage, perfect for those seldom used tools or parts.

i have taller ceilings in my garage and i really like the the PO of my house paid for them to be installed. i put my workbench under it and put an led light on it for better visibility at my bench.

I like it but I've got 10.5' ceilings on that side so it gives me a good amount of storage space in otherwise wasted space. Of course since it's ~8' up it's also a bit of a pain to get stuff up and down. It's basically going to be like attic space since my attic isn't very accessible. I'm going to add some hooks to hang stuff from it that I want more accessible.

The rack itself (MonsterRax) is fine but it could be a bit better. The wire shelf is made up of 4 sections and they're all like 1/2" too narrow so until I put some filler piece up there's a fairly big gap. This is apparently intentional but I think it's pretty annoying. The shelf pieces also just sit on the long beams and can slide to either side. I'll be doing something to lock them in place.
The ceiling mounting brackets and hardware all feel a bit thin/small. It's probably fine but I'm still tempted to beef it up a bit.
I installed it solo and other than getting the 8' beams up it was pretty quick and easy.
