I grew up in Michigan. Everybody had basements. As long as your foundation is well below the frost line, there isn't a problem with it.

The water table is the real issue with basements.

gently caress. I was cleaning my glasses this afternoon and they snapped in half. Fortunately I have some prescription safety glasses sitting around, but they're giving me an annoying eye ache.

I found an online glasses place that says they'll have a new pair out to me on Thursday. Hopefully they arrive and fit and work. The old glasses were three or four years old at this point, so definitely due for a replacement. I imagine daily wear just fatigued the bridge, and they failed right around the weakest point. When things reopen I'm going to get my eyes checked and get some proper glasses fitted.

But hey the good news is I also found the sunglasses I thought I'd lost.

could prob slap some heatshrink on there to hold them together until your replacements arrive, if that would be more comfortable than the safety glasses. upside is that because of the shelter in place stuff, you dont have to go anywhere where people will judge you for having harry potter glasses!

Since the kitchen is (mostly) done, I've turned my attention to the basement. It's ~800 sqft of finished space that took a serious hit with the two water damage incidents we've had in the past year.

House was built in 1999. It was built to a reasonably high builder's grade. No ornate finishes, but solid structure. Floor trusses, steel beams and supports for the main spaces, etc.

The thing I'm most thankful for is the waterproofing system they installed. In 2007 when we moved in, I saw that the waterproofing system had a 30 year warranty and I liked that. 2/3 of the way in, I can't believe how well it works.

I've always had and seen basement issues before, too. We sold my grandparents awesome house because of structural basement issues that really couldn't have been resolved without lifting the house and rebuilding the foundation. Even in my area, more than half of the basements I go into have a musty smell, but not ours.

From what I can see, the waterproofing system is a spray-on flexible membrane, then a layer of fiberglass insulation, then a backfill of small aggregate.

When I started the tearout, we had a 15'x12' area that had a riser built up (previous owner for a home theater... who puts something in to DECREASE headroom in a basement???) I always hated that riser. So I tore it out last week. Solid 2x6 pressure treated lumber construction with no vapor barrier. Dead dry underneath. Even the walls where the furring strips on the concrete walls went to the floor, they had the fiberglass insulation touching the floor as well. And that was dry.

So not all basements are wet, moldy nightmares.

Can confirm, heat shrink worked remarkably well when I had one earpiece break off an old pair of glasses right at the hinge.

My current glasses are definitely on the worn side and I'm due for a new prescription, but still usable enough that I'm waiting for poo poo to blow over before I worry about that.

Also, my knees are calloused to hell thanks to spending most of my working hours on my knees (also lots of sex on the floor, natch). I have drat good kneepads too. DFW doesn't do them except in fairly old houses, and DFW is very much in tornado alley (tail end, but they get a lot of them). There's so much loving clay that it costs a loving fortune. Here in Central TX (Austin area), it's more because the ground is full of limestone and caves. Don't wanna be that jackass that just made the whole street collapse while digging a basement.

Also, the water table is pretty high in both areas.

A bit of good news that could have turned out wildly poor. TL:DR a 5 year old kid wanted to use his birthday money ($3) to buy a Lamborghini that is his dream car. So he got in the family car and started driving(!) and got on the freeway (!!!) to head to California for his dreams to come true. A police officer pulled him over, kid got home safe and nobody was hurt. A local owner of a Huracan contacted the family and took the kid for a ride. I support the act because I am sure the owner was able to influence this kid to make better decisions

That line right there just ended any hopes of a friendship or any semblance of help aside from me helping load a moving truck after this shitshow. No. Just. loving. NO. :fuckoff: Don't pull that guilt trip poo poo on me. Your lack of planning does not constitute an emergency on my part. Originally I was 100% on board with even driving a moving truck across the loving state and helping load/unload at both ends, then taking a COVID infested bus or plane to get back home, on my dime.

For any future ex's that wind up reading this, I will go to the ends of the earth to help you, and everyone else in my life, UNTIL you try to guilt trip me like that. The only reason I'll even bother helping to load now is because my name is also on the lease, and she got hammered by holdover fees in her last apt (same property) when she didn't finish moving out for several days after the lease was up. They still gave her 2 days free, but it wound up being several hundred dollars for the 2 or 3 days they charged her. Pretty sure the only reason she didn't get nailed harder is she lived next door to the asst property manager at the time, who got to watch her shoving everything she owned into the breezeway (yes, I tried to come down to help, I got turned away).

I really did stick my dick in crazy.

Huh. I didn't know that. It's also partly in Ellis county, even.

I'm a bit salty about the little strip of "Fort Worth" that exists along 360 near my house, so that FW can claim part of the taxes from DFW airport (ny agreement, when it was built.) There's a club that's taking advantage of it - they're way too loud way too late at night, and the city they're *actually* in, if it weren't for this legal fiction, can't do anything about it, and Fort Worth is 15-20 miles away. They do send cops to patrol every so often, but generally don't give a poo poo, and definitely aren't slapping the club owner anywhere near hard enough. Or weren't. They may have finally stepped up. I haven't seen any bitching about it on Nextdoor lately. I mean, I could hear the club from my house some nights, and I'm several miles away. I can only imagine how loud it was in the same neighborhood.

I ordered two sets of 12" tires, not bothering to even check that the Daihatsu bucket truck had 10" rims, lol. I have ordered a set of 12" rims from ebay (new) hopefully my research on offset and lug pattern is correct and they fit...just puts me further behind on getting stuff ready

I get it, water didn’t come from the outside, but it doesn’t matter, water still ruined it because its a low point. I don’t want to deal with that. Nor do I want to find giant black snake peels every time I need to change a furnace filter or reset the router, which is my issue now. I don’t like the concept of a space in my house that I dread going into, either because of what lives there or “what is it this time, and how much is it going to cost?”.

My house is going to be slab foundation and make use of treated lumber, metal and rock wool wherever possible. Its going to be on ~100 acres and I don’t care about its curb appeal, so the industrial look is fine. Thought about ICF but I cant find a builder and even that has below grade issues.
