I was very confused by that for a moment  This busted window got tempermanently boarded up years ago but that's not really up to code (at all) so it was time to fix it right. First use structural screws and pressure treated lumber to reframe it for a 2020 side slider plus the dryer vent:  Then install the window and PVC trimboard surround:  I still need to repoint around it and add some more caulking but it's already better than it ever was. Then back to setting up the new basement laundry and utility sink area. I used pex for part of this as it's easier to do in tight quarters without setting the house on fire and on uneven surfaces such as 142 year old fieldstone foundations.  Today I mostly moved heavy objects, cleaned, organized, etc, very little construction got done unfortunately.

Can you get concrete shot in through that window to do a basement floor? No idea what concrete costs but might pay for itself in resale. Or maybe just a decently sized area around the appliances, you could probably just do that with bags.

I'm putting down a bunch of 16x16 patio pavers for the laundry machines. Concrete is absolutely not in the budget, nor in the schedule. The next owner can do that, I'll sell for less if I have to. I wanted to but... Eh. There is a big walk-out door on the downhill side of the basement that you can get a wheelbarrow through easily so the truck can back down the road, wheelbarrow from there 100% downhill to the basement, then uphill unloaded back to the truck. And yes, that's a laundry hookup not a vent.

I mean, you've been to my place. It's a looooong way from the nearest place to park a concrete truck to the basement door, can a pump truck actually move it that far? I guess it's still downhill.

I guess it's still downhill. Yup. They can pump hundreds of feet, and downhill makes it easier. Hell, they could probably do it with a regular truck and a long chute. A buddy works for a concrete pumping company. It's amazing what they can do.

They pump it up skyscrapers, with secondary mixing stations every 100 m or so. Amazing engineering, but yeah not budget friendly.

It's dark so I can't take good pics but I finished the trim and last course of siding on the walls on the porch today! Siding project is down to 6 birdboxes, some sections of eaves, two barge boards, the gable end of the bathroom roof, and the final course of a few walls before it's completely done and ready for inspection. Porch is ready for framing and railing inspection, then I need to apply for the permit to do the lighting on it and (hopefully) upgrade my service entrance and meter main. The existing one works fine but it's haggard looking and I hate the way the service entrance cable was done, and it shouldn't take me more than a morning to do it. I'd like to get it done before temps really climb much so it won't be awful if national grid can't get us hooked back up within a day or two.

I'm pretty sure salvage 2x4s are worth more than copper right now so at least it's unlikely tweakers will steal plumbing. They'll just steal the entire wall.

I have been dreading this project for quite some time and honestly it went nearly as poorly as I expected. At least it's over. When I did the roof in 2010 and 2011, I expected to be putting the eaves back together the same way they came apart. Slanted soffits, big wide frieze boards, trim on every edge, big wide fancy crown molding on the edges of the roof. I aligned the new roof decking how the old roof decking came off because of this. I also did nothing to correct how wonky and not-straight the rafter tails were because I didn't know they weren't straight. Fast forward ten years and... Goddammit.  Look how wavy that board is. Oh well, it's better than the rippled wavy aluminum coil flashing and pop rivet abortion two houses down. And I'd have to redo the entire roof to correct it so it is what it is.  You can really see the wave here.  Siding and soffit F channel done, time to start putting in the soffit pieces.  Birdbox 1 of 6 complete. It's all PVC and pressure treated so it shouldn't rot again.  Soffit done as far as I can without finishing the next birdbox. Guess I gotta do that next.

How are the shingles holding up after 10-11 years? Thats half or more than half of the average lifespan of shingles. They look good from the pictures.

It's not super noticeable from the ground but it's visible. Looks better than the house 2 down from me though, theirs is saggy as poo poo. And for that matter most other 100+ year old houses here. Holding up great. They're GAF Timberline Natural Shadow and warrantied to 30 years. At this rate I wouldn't be surprised if they are still on it in 2050, even though the warranty will be up in 2040.

2.5 birdboxes done 3.5  I finished the one to the right of the last one as well tonight but it was too dark for a good picture. That leaves 1.5 to go, plus the bathroom roof gable, one barge board, a bunch of soffits, and trim at the top of a bunch of courses of siding before the outside is totally done.

Rake soffits: 100% done Birdboxes: 100% done as of tonight I have the end of one barge board left to trim and secure Horizontal soffits: 30% done I have the gable end of the bathroom roof, the tops of some walls, a few pieces of bay window trim, and some foundation repointing left to do and the outside is DONE. Oh, and the porch lights and outlets and ceiling panels but that's waiting on other stuff. Just in time, too, because swass weather is here and I want to mud, tape, paint, and install flooring and trim in my air conditioning instead of sweating my dick off on a ladder in the sun.

Well, I'm back from Washington so it was time to get poo poo done this week. I got some of the remaining drywall done but that looks boring (and my phone was broken) so I took no pictures. However, here is the gable end of the bathroom roof that I've been working on for a couple days. Wish it was going faster but my lack of scaffolding and the bullshit I have to work around is slowing me down. I decided to just box the whole gable end in instead of doing birdboxes at each end because it's such a small roof that it was going to be a lot of wasted effort for not much appearance improvement.  Also this allowed me to cut a big rear end hole in the old sheathing on the end of the roof so I could get in there and redo the vent fan ducting in a better way, ten years after doing it the first time. It turns out that condensation on the ducting was dripping down into the ceiling insulation and causing the concerning wet spot I noted on the bathroom ceiling drywall last summer. I don't want stained ceilings during a buyers home inspection so I went overboard (surprise!) And put HVAC foil backed insulation on the vent ducting. Some people say this is needed, some don't, I've certainly never seen it before. The last foot I didn't bother since it's over the soffit, sloped outwards, and consists entirely of pressure treated and PVC trim. It can drip all it wants there. Where I got to tonight. Few more bits of PVC trim and I can do the remainder of the siding. Yes it bothers me that the vent isn't centered, but there's a stud there so oh well.
