It is common for sellers to have an inspection done before offers in the GTA. Not all the time but it happens. That being said the people putting offers without a financing condition is probably even worse unless they have the actual cash to pay in full on closing.

In reality prices declined in the GTA from 2017 to when the pandemic hit. Only now are they rebounding.

It's easy to just throw your hands up and say it's always the worst time to buy!! But that just isn't true.

Even the primary residence exemption needs to go. People would think twice about making real estate their retirement plan if they got taxed on it like everything else.

Even the us doesn't have a full primary residence exemption. They more progressive on this than we are.
