well, purchasing 10,000 houses and renting them out takes a lot of work, so you need to borrow more than the bare minimum needed to buy them to account for the operational costs of your company

and of course as CEO you need to be sufficiently compensated

and all you need to know about number is that it goes up, so once the houses have appreciated a bit in value, you can leverage that value into more loans for market development investments such as speedboats, high prized escorts, and shitloads of cocaine

the real genius move right now is to buy a ton of land on land watch, and then throw on tiny houses (box houses) on them. Just do it in areas in the PNW outside of fire zone and or the NE for climate change, with plenty of room for green house domes and well's so that when everything starts to melt down even more, you can go build a little community there/heard some goats/sheep.


There's a fair amount of land that has electrical access/roads for $50kish to 300K.

Installing wells, electrical solutions and plumbing that would add to the cost.

Unfortunately a lot of areas in the PNW were tripping over themselves to ban small house communities over the last 10-20 years. It started out as cities trying to get rid of trailer parks and those rules also ended up applying to 'tiny home communities', which if we're being honest are just bougie trailer parks.
