the realtors on both sides of the transaction want to maximize their earnings per year. the longer they spend with you, the less they're making per hour.

thus selling agents will try to push you to sell for less and buying agents will try to push you to offer more.

nah i expect it to take a dump. for ever big unicorn, a surprising amount of them just dumpster and fall off into obscurity (i.e. LendingClubs, Twilio, etc). tech is hot as a VC saudi blood money, laundering, and then passing the bag to the masses of idiots, but it's only in the VC phase that it has the super hype and then usually plops.

another one that everyone thought was going to be HOT HOT HOT was AirBnb, which while it hasn't dumpstered yet, it's basically at the same cost as it was when it ipo'd which is lol. the investors ofc made out like bandits. spotify was another one that had a fairly flop IPO and stayed meandering for quite some time btu has took off more recently, so who knows.

The entire home buying process is incredibly shady and filled with scum trying to make you overspend or undersell. Too many people have their hands in the cookie jar trying to skim money off your sale price and there’s no transparency or state/federal limits on how much appraisers can charge, closings costs, agent commissions etc. or any standards for what you should expect at the commissions agents set.

It’s such a horrible industry and I hope they get hosed by ibuyers (Zillow, Redfin, opendoor) etc.

Used to be that shady realtors would have people sign letters of representation or some poo poo so if you found a place with another realtor, they'd sue you both. From what I remember when I encountered it in Tennessee, they were time limited to 90 or 180 days.

it's terrorism that is statistically inevitable but can't be predicted in advance
