The stories you read about making sure to wear protection when handling dry ice aren't joking, I guess I leaned against some with my left arm when I was working on my floor pan and didn't notice the burns until just now, but man they don't feel great! It's not bad or anything, but surprising because I didn't even notice it happen.

I'm watching for new of the RS too and if it ends up being AWD there is a 95% chance it'll be my next car. And for RWD Celica's, that was actually on the top of my last when I was project car hunting a year and a half ago, but they were all either too expensive, clapped out our both. That's how I ended up with a slightly rusty 2002 ti homage because it was the 'affordable' option.

For us it ends up being a forum to talk about challenges, issues, resolution and plans and has ended up being a great way to educate my newbies, get the veterans to make sure they're sharing knowledge (and work) and make sure everyone is on the same page before any meetings that day.

So I guess maybe I drank the kool aid a bit, but only because it smelled and looked nice.

It's cool how much this town has become a football town, the other day I was wearing team gear on my way to the ATM and someone yelled 'Go Seahawks' at me from their car. This is in a city known for it's "keep you at an arms length nice" that I admit even I'm guilty of so that was basically like getting a huge from a fellow Seattleite.

Found out today that I got a promotion to Supervisor along with a nice raise and annual bonus. Happily I'll still get to continue working at least a certain amount on high level analysis, but while also getting to coordinate my team, our budget and all of the software we work on.

Have you been a landlord before? The returns include a lot of downsides. Unless you've got a property management company that'll take care of it for you or something... NEVER AGAIN for me.

edit: just saw your post above. If the renters are 'ok', there is low turnover and you've at least somewhat mentally prepared yourself to deal with some poo poo, then maybe it is an ok idea. Property certainly is a good way to diversify and good renters mean a stream of income.

Totally understandable. Do you have a real estate agent you like and know well? A lot of them also handle property management as a way to keep a steady stream of income coming in during the slower seasons. If you purchase the duplex through him/her you may also be able to work out affordable management so that you don't have to deal with the 2am 'the sewer is backed up' calls. It may be worth lowering the profit for the security of knowing someone else that does it for an at least partial living is taking care of it for you.

Make sure you have a good handyman and/or subs lined up too in case poo poo blows up so that you're aren't having to pay high rates for repairs that are required in short periods of time.

I owe a lot to just listening to the Dave Ramsey podcast a few years ago.

I wanted to chime in and encourage any goons with personal debt to get as free and clear of it as you can as soon as possible. Home, student, and car loans are pretty common and often necessary, but personal credit card debt and/or miscellaneous debt like payday loans is just giving away extra money to banks or worse. And it's really nice to be on the other side where you just don't have to worry about it and that money can be saved.

I've never listened to Dave Ramsey, but whatever works to get folks to a better place is something I'm for. My trigger to get on top of my finances was when my wife and I got married almost seven years ago and we started combining our finances. I started to do the math and what we were paying just for having debt, not even to pay it off, was insane. I never did total my pre marriage fees up, but I wouldn't be surprised if I spent $10k in interest my early 20s just for having rolling credit card debt. And the joke is that the total debt wasn't even that high! A lot of it was for stupid poo poo that I just couldn't be patient for... Stuff I HAD to have right then (brand new BFG M/Ts for my truck, a lift for said truck, gears, going out, bar tabs where I bought a huge group of friends a round)

It is definitely not for everyone though.

I think owning a home is probably the kind of thing a lot of AI goons would like because we're also the kind of people that change our own oil, and fix/restore our own cars... We'd rather do something ourselves and save the money versus having someone else do it that might not even know the right way. If you're willing to put in the time and effort that sweat equity can be worth it, especially because at the end of it you've got a house and yard that can be exactly how you want it to be.

But all of that said sometimes it can really suck if you're stubborn about doing as much of it as you can. Last weekend I worked on the insulation on the second floor of my house and as if working with fiberglass insulation isn't bad enough (I hate that itchy poo poo), I had to army crawl through old rock wool to get back behind a dormer to survey what was going on with the insulation behind a bedroom closet. gently caress that forever. At least I'll be able to get rid of it come next spring when I demo the closet.

If I remember correctly too depending on meeting certain rules second home interest can be tax deductible too. For high income earners it ends up being a loophole to drive the percentage of taxes due down, not unlike capital gains taxes versus earned income. But that kind of inequity is unfortunately pretty common here and I don't have confidence we'll see it change any time soon. Our state (WA) isn't very equitable either.

So I emptied out the upper cabinet of my tool chest because I bought a new rolling chest and when I went to move it I heard something rolling around inside that wasn't in the drawers.

I suddenly remembered partially tipping it on it's side when I moved ~7 years ago and realized that after the rush of the move I never went back and retrieved all of the sockets out that had fallen out of the drawers into the chest.

After buying one of those grabby things with a light built in (which is seriously loving awesome: http://www.popularmechanics.com/cm/popularmechanics/images/cP/bike-dads-07-0613-lgn.jpg) I pulled out 19 sockets! Fuckin' A!
