The last time I rented a place, I broke the lease early because I decided it was time to buy a house, and my landlord told me it was no big deal, the last month I was there while we closed on the house he considered paid for by the security deposit and I didn't have to pay for the rent that month and he didn't have to worry about returning the deposit.

Real nice young guy, I'd rent from him again in a heartbeat if I needed a rental.

It's pretty easy for you but a huge pain in the rear end for them because the credit card companies are enormous and don't give a gently caress about the vendors

you should have been the one with the money, a plumbing leak putting water into your apartment is damage to your stuff plus health concerns over mold. easiest warranty of habitability complaint in the world if you can document multiple unfixed leaks.

Yeah I'm glad we got out of there. Went back to go see it yesterday and the entire place smells of water leak smell. I checked some reviews and a lot of other people had the same issue.

Last landlord that tried to gently caress me over said that there was a bed missing from the inventory. No poo poo, I told them to remove it before moving in because I already had a bed and their manky old thing looked like it had every disease and parasite known to man lurking in it. I passed them copies of our correspondance from then clearly explaining/reminding them of this - including their own response stating it was not a problem, they were happy to comply and remove the bed - and they literally said "oh yes, we can see that we agreed that with you but we don't know where the bed is now and it came with the property so the cost of a replacement will be deducted from the deposit".

Thing is, the deposit was in a protection scheme so I just filed a dispute asap. Low and behold, the day it was officially logged and registered and the landlord notified it was going to arbitration, they cancelled their bullshit bed claim instantly and my entire deposit was returned. Funny that. Thing is though, I was stubborn and pissed off enough to wait a couple of months to go through the process to get it back. Usually landlords can rely on the fact a most people can't wait and need their deposit (or at least the bulk of it) back instantly, so they get away with skimming off it more often than not.

Basically, kill all landlords and their agents, string them up by their entrails on lampposts.

Well, now my old rental company is trying to say I shouldn’t have stopped service on my electric, because they can’t tell if all the lightbulbs are in working order.

When I moved in (managed by a different rental company at the time), there was no electric service, one of the smoke detectors kept chirping, and I spent my first night there reading a book wearing a head-lamp. When I got the electric turned on, half the fixtures didn’t even have lightbulbs in them.

I told them it wasn’t on my lease agreement, so sucks to suck.

Oh also this is a good example of why you should never use automatic or online bill payments for small companies or anyone that might arbitrarily charge you extra.

mortgages or loan payments: fine
utilities like water or electric: fine, but actually look at them every month
phones, internet, or landlords: gently caress no, all of these are scum


Know when it's easiest to dispute a spurious bill? When the money is still in your pocket, not theirs. I cannot imagine giving a rental management company, which are the absolute least trustworthy fuckers around, access to my bank account. Pay rent by check.

when i rented like some kind of fool i got my full security deposit back despite having totally ruined the carpet and 2 of the 4 interior doors, because honestly that was pretty normal wear and tear for their lovely workman grade hardware over the time i lived there and the landlords weren't horrible crooks

i used to work for a landlord who was a total neoliberal who inherited his buildings from his dad who was an old-school pro-union nice guy democrat and who everyone universally loved and the first thing the new landlord did was install an incredibly advanced security system and charged tenants for key fobs

This entirely depends on the state and city you live in and how strong their tenant laws are.

In MN for damages in general it is based on two main factors, the condition you received the apartment and if the wear and tear involved is reasonable. After 8 years basically any damages assessed would be highly suspect unless you were destroying walls or appliances.

MN also has strong protections for how the security deposit can be used and what landlords have to do to keep it. They are required to provide you an invoice of what (if anything) it was used for and any remaining portion back plus interest within 21 days of move out. If they don't provide this within 21 days then they owe the full deposit + interest back + a penalty of 1x the deposit amount + interest. If there are legit damages they could charge you for they would have to do so by filing suit in civil court. That "trick" has gotten me my last two deposits back even though they wanted to keep it all.

I had a close shave getting out of having to pay a few thousand in 'repairs'.

So 4 of us were sharing a house, and I was the last one to leave. We have been living there for about 5 years, it was a brand new house we moved into as well, and we treated it well.
So a month before the leave date a representative of the estate agent landlord came around with the 'engineer' who looked after the houses.
She was in a business suit and was proper snooty with us, and the engineer was someone we had never seen before in our lives. He never appeared when we had any problems in the past.
She talked while he checked the house for any problems and such. Now one bed was broken, mine, and was expected to pay for that. And maybe a hundred or two for the cleaning up.
We had 1640 euros EACH paid as deposit, and I was expecting to get a fraction of this back to send to my flatmates.

A week after this inspection, snooty calls us and says we have to pay a few thousand in addition to the deposit to pay for the 'repairs' which included poo poo like recarpeting/shower repairs/painting/etc.
Bastards wanted us to pay 8000 euros total. I was making GBS threads myself as I would have to pay this myself.

So last day when I had to hand over the keys, dreading the worst and expecting a fight over the payment snooty pulls up.
She is not in her business suit, but in t-shirt and jeans.
First things she says is 'Today is my last day. Michael (estate agent owner) got his mistress pregnant and has to pay for the child. So he is firing me to pay the bitch. So give me the keys and you can go, I won't see a penny of what hes asking you to pay, so why should I help.'
I had about half an hour to wait for my taxi out of there, so we but sat there and she just didn't give a poo poo about it all. There was a bottle of wine in the fridge I was going to leave there and she opened and drunk some there and then.
I got out of there as fast as I could when that taxi arrived.

2 months later I get a phone call from Michael asking me to pay for 2 months rent that I 'missed'. Turns out the new tenants abandoned the place less than a month after. Laughed at him and said I moved out.

I kinda don't get this because they'll just bill you for whatever the deposit doesn't cover and it could easily end up as thousands of dollars on your credit report.
