Actually part of that is probably why the price is so low - only 475K for park avenue? I've seen this in other cities, where a condo will have a lower list price in exchange for higher monthly fees, or vice versa. I assume the idea is a lower list price with higher fees might be more beneficial for someone planning to live there only short term. Something similar I saw was in a condo listing in north chicago, right on the lake, the list was only like 200k, but the fees were several thousand a month. Nope it's a thing NYC realtors do when they don't want to reveal the actual square footage of an apartment but still want it to show up in searches for minimum square footage so they make up a 5- or 6- digit number they use for several listings. Real estate in NYC is shady as hell, there's a reason why it's the only part of the country that mandates floor plans be provided for every listing. And yes, NYC condo fees are loving insane especially for buildings with cache (if it has a Wikipedia page with a list of celebrities that have lived there it's gonna cost you an arm and a leg) or associations with poor financials

quite a dead zone on the left there unless there's something just out of frame. nice chairs though :p I had an estimate today for what they called "kitchen renovation." Basically you keep the existing cabinet boxes, but replace the doors and hinges with bigger ones that gave a frameless appearance. And of course they paint the frame to match. The estimate they gave me was about 30% of a full reno, so definitely something I will do at some point! They were super professional, three people showed up, and they had a computer and monitor with them to show a mockup right then and there. Haha I always joke that the open concept idea is driven so hard by HGTV that were all going to end up in 10,000 sqft warehouses flaunting the lack of walls. Those exposed rafters are interesting designwise, but painfully functional. Probably help a little bit in the fire rating, but I see most places with those covered on what looks like a fire retardant, probably so the whole building doesn't cave in during a fire.
