I would be worried about smoke; air is supposed to go in, over the wood, and up the chimney, and if combustion stuff leaks back into the room around the sides the room is going to get smoke-stained surprisingly fast.

So we have snakes out at the shed now, one came curiously close to me as I was checking the mouse bait stations around the yard. Looks looks like it took over the old groundhog hole. Really can’t catch a break with all the pests…. Anyway how the hell do I get rid of snakes now? Or should I just leave them and hope the mouse problem self resolves?

I stopped myself from replying "you get rid of snakes by getting rid of snake food", because it sounded too snarky. Then I read your last sentence, and I'm posting it now.

It seems to me you have a mouse problem, which also happens to be a buffet for snakes.

We have snakes in our yard, too. I like the snakes. They're mostly just garter snakes, though, only seen one rattlesnake. Nobody ever caught hantavirus or bubonic plague from a snake, and they seem content to leave me alone, so I consider them my back yard buddies.

That's what my parents were worried any, the smoke escaping via those gaps.

I find snakeskins in my garage sometimes but I’ve never found them in the basement or living spaces.

If the snakes aren't venomous you leave them alone. They, like bees and raptors and things that eat mosquitoes, are your friends. If any of them get in your house you can call (And pay) to get them relocated. Raptors you can get relocated for free even. Hopefully it didn't injure itself in the process.

I've found a couple snake skins in the crawlspace, so yeah, probably they get into houses sometimes. In 20 years here I've never seen one, but it must happen occasionally.

If you do get a garter snake in your living room, you have to post a photo of it here, okay?

I really hope to not have a kitten/snake showdown, but if they aren’t getting in the house then I’m fine with them. We’ve been sealing off everything as much as possible because of the mouse infestation, so hopefully they won’t be able to find a way in.

You should hire a trustworthy sweep (good luck with that, most of these guys make HVAC companies look like honest folks) to do a full evaluation. One of the reasons it was converted may be because the chimney was in too poor of a condition to burn wood. In that case, you'd be looking at re-lining the chimney and/or fixing the cap in the minimum.

Not sure why you'd want to go back to wood, but I'd probably go with an wood-burning insert if you do. It is safer and more efficient, and way more forgiving of chimney/firebox issues than going traditional fireplace would be.

10% because we have an enormous amount of wood on our lot and the occasional winter blackout, but 90% because we just like the idea of a wood fireplace or insert. I'll try to find a good sweep, thanks!

Arguably, you don't need one at all; the primary function of a fireplace screen is to prevent embers from launching into your living room and scorching your floor/carpet. If you search, "fireplace screens" there are a wide variety. I remember a neighbor had one that was just chain-link curtains.

Smoke is not an issue with a clean, complete and intact flue and liner, whether there's a screen there or not.. There's always a little on first lighting, but the draw should begin promptly.

Unless the aesthetics bother you, it should be fine.

Really tired of trying to get a range hood. Like I mentioned before our zephyr hood on order is now delayed until Sept so we ordered a Zline which never actually shipped. Got a watchlist notification 4 days ago from HD that they had the zephyr in stock now and ordered successfully. Emailed tonight from HD saying item is backordered now and won't ship. Going to hit up all the appliance warehouse around here tomorrow and see what they do have in stock but I got a feeling they're all waiting for the same supplier.

I got my range hood from discount bandit. The site looks sleazy, and I remember thinking I had likely been scammed. But it worked. It was about $300 cheaper than any appliance dealer would go.

This was a couple years ago so no guarantee from me that they have better stock during the shortage, but it worked when I used it.

Thanks. Site reminds me of greentoe which is my go to for tvs now but also looked too good to be true at first. It says in stock but ships in 6 to 7 weeks so I might just place an order anyways and whichever company of the 3 ships first wins.

Edit: greentoe apparently does appliances, too. Have an offer accepted on there so let's see how they do. If all 4 companies happen to ship at the same time I'll open my own mini distribution warehouse.

Thirding there is a good chance nothing was done with your fireplace other than removing the flue. It's also a very good time to shop for high efficiency inserts because there is a new and better biomass heat tax credit: https://www.hpba.org/Advocacy/Biomass-Stove-Tax-Credit

This credit applies not only to the purchase of the equipment, but all the install labor. I've been looking at this one: https://www.pacificenergy.net/product/neo-25-insert-le/ but for some reason it hasn't been certified for the 2021-2023 biomass tax credit yet. I need to call them and see what the hell they are doing......by the numbers it meets the efficiency standard.

I know basically nothing about this, pretty much what I’ve read in the 5 minutes since reading your post, but the first link seems to say the standard is HHV > 75%, and the insert link says it’s HHV is 72%? What am I missing?

I'm posting this because I have no idea how the price is so low - 225K and 550 HOA? yeah it's small, but it's pretty high up, is a corner unit, and obviously the market is insane right now. It is missing a few common amenities, and not everyone might like the fact that the bedroom wall was removed to create more openness, but I figure it's a condo from 1963, which afaik is only two years after condos came into existence. There has to be some sort of financial issue in the background, perhaps unpaid assessments.

yeah that makes sense. the listing said they have 1.7 million in reserves, which is honestly a pretty small amount given the size of the building. I think the bill for the repairs required for the condo in Miami that collapsed was 18-20 million

I live in the city and am fairly familiar with values here. That is a great neighborhood, old building though. There are probably condition issues not apparent from the photos. It is priced to sell because 1BR units can be difficult to move, even in a neighborhood like that. There is no parking included, and street parking will be functionally impossible in that area (very dense). Will probably run you $150-200 a month at least.

It seems like a fair price, but I agree with the other poster it is probably artificially low due to some undisclosed financial or reserve issues that would come out in the buying process. Something tells me they don't have a recent reserve study, which an old large building like that absolutely should.

My 2B/2BA condo a few miles north of there has a $300 HOA, but we don't have a pool.

Future PO with a question I’m hoping for any insight on.

1926 home with brick/terracotta foundation, we are being told it needs a new foundation someday sometime somewhere in the future. Full basement, partially finished. Only managed to book one estimate during the inspection period, and still don’t have the hard numbers.

The cost is one thing, but I’m wondering if in the process I have to lose and redo the partially finished area and/or the outdoor deck if excavation is needed?

Does anyone have any experience with having their foundation fully replaced in a home with a full basement already?

Thank you all, any insight is appreciated greatly.
