we're looking for some advice about our situation/security deposit because we're hoping january will be our last month in this apartment. we've been here for almost 3 years and in this time the landlord has only performed 1 maintenance repair out of all our requests (replaced shower cartridge due to howling noise). they've sat on their hands re: squirrels nesting in the ceiling, mice, rotten window frame(s), and the veritable forest that's been growing in the gutters.

are those issues considered a violation of our local statutes about reasonable repair and enough to break our lease and seek the return of our security deposit?

Rodents are a public health risk and absolutely a landlord's responsibility to deal with. However, slumlords gonna slumlord. This document indicates that lack of maintenance is not a way to break your lease. Your best bet, unfortunately, is to say to your landlord something like "Look, it's infested with rodents, we want out. Just give us our deposit back and let us break the lease and we won't go through any of these legal processes to force you to perform maintenance" but it's really a bluff because presumably you don't want to have to deal with that poo poo, and it also won't result in you getting out early.

Definitely give Homeline MN a call and see what they say.

Alright, the leather couch/sofa arrived and it looks great. The day after it arrived I developed a pretty serious case of dizziness, nausea, and I often had an urge to inhale deeply. I was able to sleep it off in another room. The fumes from the couch are one potential culprit. Any thoughts on what I can do to get rid if them besides just leaving the windows open? I've read articles claiming that fumes from new furniture can be terrible for your health, but those articles are a bit dated.

I'm looking for a window fan, of the kind that slots in between the sash and the frame, that I can leave in year-round and will keep most of the wind out when it's off. My apartment's pretty holey to begin with so a little more isn't going to be a big deal but my current window fan, when off, is just as bad as having the window open halfway, which means I have to put it in and take it out constantly. I found a couple that seem to be what I want but reviews seem to indicate that these don't actually close when off.

Things like a thermostat or remote are nice-to-haves, not required features, although reversible flow is close to but not quite mandatory.

Thanks.

If you have Facebook, pretty much every local university has a housing Facebook group and lots of students going home for the summer looking for subletters. Stuff also goes up on the Craigslist by owner section.

where the heck do you buy decent furniture online without getting wrecked by shipping? I live in the middle of nowhere, no IKEA or w/e nearby.

How decent are you looking for? Target tends to have free shipping. Costco.com is more expensive but also includes shipping. You may also be able to call a vaguely local branch of, say, La-z-boy and have them deliver during a free delivery promo.

How weird would an applicant putting in for an apartment with no credit history, no proof of income/employment, no rent history, but several months worth of rent in hand look?

Thick. Juicy. Tender.

Imagine cutting into a Barry White Song.
Quite weird. Probably wouldn't fly at all if the landlord is a corporate or professional, but a random person who owns a 2 or 3 flat might allow it.

I dunno, in London UK I did almost exactly that via an agency and it's increasingly common. Landlords are cowards and just want to know they have no risk of not getting paid.

The moment we agreed X months up front the credit agent even said to me, regarding the employment form, 'oh don't bother filling that out since you're paying in advance we don't need it'.

E: actually if you're in the UK and self employed, my understanding is that's basically the only option to rent anything

They'd probably make you get a co-signer. Someone whom they can bill if you stop paying rent because they don't know if you'll be a reliable rent-payer.

I wouldn't be too worried about materials, you can do that fairly inexpensively by boat, but labor on that thing is gonna be astronomic. It's all fortified concrete and steel, any work on that costs a fortune. I'm also assuming you'd have to generate power on site, probably can't empty sewage into the sea anymore either. Also you'd need to get gas and water delivered regularly in addition to supplies. It's a really neat place, but who has several million to spend on renovations?

What are y’all’s hot recommendations for design inspiration resources?

I’m enjoying the YouTube “never too small” but sometimes the places they show get a little far up their own butt with designing in small spaces.

YouTube channels, social media, websites are preferred but I’ll take whatever resources y’all got!

I'll ask this here because the website doesn't make it clear: do PODS allow you to store at their location, have it be moved to another of their locations, and then pick up myself? Basically I'm moving from apartment to apartment and I don't want the pod itself on premises. The idea is, I want to be able to access it as if it were an external storage unit at a warehouse, that is also able to move a thousand miles to another warehouse

Johnny Truant
Jul 22, 2008

You can definitely go and pick up stuff from the pod once it's at its final storage location through the company, not sure about not having it dropped off at your apartment l current apartment, though.

I used them a little over a year ago and they were really bad at communication, so double check whatever you tell them to do and stay on reminding them about poo poo

Hi

Many hotels offer long-term living rates, make sure to ask around. This usually means you rent at a rate not too far away from a market apartment, no room service etc.

I got an Airbnb while I hunt. the prices were really cheap in the area where I'm moving. Maybe look into that and long-term hotel rates too

Yes, and make sure that anything irreplaceable or very small and high value (documents, pictures, fine jewelry) goes into the apartment or hotel room with you. Keep that in mind when you're loading your car.

I would guess that a hotel would be a bit cheaper than a Airbnb (or use VRBO, often cheaper for the exact same property) but a Airbnb will have a kitchen so you don't have to eat out every meal.

Where do you live that that's a thing? In NYC, you're supposed to get the interest minus 1%. With interest rates what they are, that translates to not getting any interest.

I'm surprised we haven't heard about landlords interpreting this as "the landlord is entitled to take 1% and the bank interest belongs to the tenant", therefore with interest <1% they get to shave off some principal every year.

In Maryland it’s the greater of 1.5% or the US Treasury yield curve rate yearly. There’s a calculator on the Maryland dept of housing website.

https://www.doit.state.md.us/landlordCalculator

After ~4yrs with ~$1000 deposit I’m entitled to a whole $70, which would be nice because it would pay for the supplies we used to patch this place up before turning it over.

Try furnished finder. It's designed for travelling nurses but I'm in one now. Typically the minimum rental period is three months but it can be less. And they're decent enough that it's usually fine to do it sight unseen
