It reminded me of Gastelum's first fight after TUF where he got a knockdown, took the back, and sunk an RNC, all in one smooth motion that took less about two seconds. He just has really uncanny instincts for that finish.

The way I saw it - He took a couple of shots sort of the the back of the head (nothing bad really, just turning into them maybe), then Big John gave a warning to Kelvin. Jake sort of froze, and Kelvin slapped it on. I sort of thought he froze when John gave the warning, but no reason to freeze though.
