Around here, most of the people I know who were or are in the market are being forced way out into the sticks where you aren't going to find anything smaller than 1400 sq. ft. and the average size is probably close to double that. It's "cheaper" to buy a big house out there, right up until you need to replace the roof or make some other significant repair. But it doesn't matter that the smaller houses might be more affordable because those are all in areas where the prices are through the roof and you can't get a lender to approve your loan anyway.

oversized houses sounds bad in terms of heating and cooling. it’s not really a problem in my 500 sq ft for 2 but some blog says the average square footage per person in a single family house is 1350, so I’d pay more than five times what I do now to heat/cool an “average” place for 2 people. what a stupid system, goodness. Everyone else on earth has split case air conditioners/heat pumps and only heats or cools the room they're actually in. Americans heat and cool their entire loving houses because gently caress the earth, that's why.
